In 2018, the U.S. economy and real estate market showed great resilience despite the "wall of worry" that built up around political stalemate in Washington, the Fed's monentary agenda, recovery from recent climate-related disasters, and rising anxiety over the maturing business cycle. Such concerns have not subsided, but underlying fundamentals and relative value warrant measured optimism for real estate investors in 2019.

Mr. Burton is Co-Chief Investment Officer, a member of
CBRE Clarion Securities' Global Investment Policy Committee, and a member of the firm's management committee. In addition, Mr. Burton is co leader of the European real estate securities research team.
Mr. Burton joined CBRE Clarion Securities' predecessor firm in1995. Prior to that, Mr. Burton worked in various management and analyst positions in the real estate industry including positions with General Electric Investment Corporation and PNC Financial Corporation. Mr. Burton has over 34 years of real estate investment management experience.
Mr. Burton earned an MBA from Northwestern University's Kellogg School of Business and a Bachelor of Arts from Middlebury College. He is active in EPRA and NAREIT, and is a member of CFA Society Philadelphia, and CFA Institute.

Mr. Gardner is a founding partner and Chief Investment Officer of Pa
triot Equities. He is responsible for the oversight of all aspects of new investments including origination, financial analysis, negotiation of terms, and capitalization. He has acquired assets with total project costs of nearly $1.0 billion. Mr. Gardner also serves on the firm's Board of Directors as well as the firm's Investment Committee that approves all new investments. Patriot has acquired assets from several large corporations, including Wells Fargo, Aramark, Broadcom, Continental Tire, Darden Restaurants and Macy's.
Mr. Gardner received a B.S. Degree in Finance from the University of Delaware and was captain of the school's football team. He is a member of the CFA Institute and has earned the right to use the CFA designation. Mr. Gardner resides in Ardmore, PA with his wife, two sons and daughter.
