    Central PA Luncheon: AI-Driven Convergence of Digital Infrastructure and Real Assets

    This presentation will explore the structural transformation occurring in global data center infrastructure as artificial intelligence, cloud computing, and digital connectivity accelerate demand for computing capacity. The session will begin with an overview of AI’s rapid growth and its relationship to data centers, including the role of hyperscalers and why large cloud providers remain heavily dependent on specialized data center infrastructure. It will then examine key industry questions such as whether the market could approach “peak” data center development, the rising demand for power, and how AI workloads are reshaping infrastructure requirements. The discussion will also address emerging trends including edge computing, the importance of latency in distributed networks, and the evolution of data center operating models. The presentation will conclude with a review of key investment themes and how a multi-strategy approach can provide diversified exposure to opportunities across the data center ecosystem.  Our presenter:     Xiao Tsai is a Director of GI Partners. He currently serves on the board of Light Edge. Prior to joining GI Partners, Mr. Tsai was a Vice President at Morgan Stanley Infrastructure Partners in New York, where he led the group’s communications infrastructure investments across the Americas and served on the board of Altan Redes. Earlier in his career, he was an analyst at AMI Group in Chicago. Xiao began his career as an engineer at GE Aviation and Motorola Mobility.     Correlations can shift across market regimes, and traditional fixed income diversification may prove less reliable amid heightened geopolitical uncertainty and volatility. As most allocators base their view on public credit exposures driven largely by spreads, they may be overlooking a broader and growing opportunity set beyond traditional bonds that are not “priced to perfection.” Join the Artisan Credit and EMsights teams for a discussion on idiosyncratic strategies across primarily US public below–investment-grade credit and global debt seeking to deliver low correlation and compelling risk-adjusted returns relative to broad market indices and risks.      Michael Fontaine is a director of Artisan Partners with responsibility for distribution and servicing of the strategies managed by the firm’s Credit team.
