As insurance and institutional investors look to diversify beyond their existing real estate equity allocations, net lease investments offer an attractive blend of stable, long-term income and capital appreciation supported by creditworthy tenants.
By focusing on 15-25 year net leases and properties in essential industries, investors can benefit from contractual rent escalations that are typically built in, which helps mitigate inflation risk and enhances long-term cashflow durability. For insurers, net lease investments present a particularly appealing return profile, with targeted Net IRRs in the 12–14% range and Net Distribution Yields around 8%.
Jag Singh, a 1st Vice President in the Strategy Specialist Group at CIM Group, will discuss further why he believes this is an asset class that can help with overall portfolio diversification and improve expected returns.
