    Real Estate Investing: Targeted Niches and Innovative Structures

    Guest Speaker: Christine Wenger CEO and Managing Principal of Clairmont Capital Group.  About the program: As a result of macroeconomic turbulence (pandemic, rapidly rising interest rates, remote workforce, capital markets dislocation), many of the traditional ’safe-haven' real estate sectors have struggled in recent years and will continue to face significant headwinds going forward. Clairmont CEO, Christian Wenger, will help us better understand the current state of the real estate market and where professional investors are seeking superior risk-adjusted opportunities in the new landscape. Some examples include targeted focus on market-inelastic, inflation-hedging asset classes like workforce housing multifamily, student housing, and industrial/logistics, as well as a discussion around the emergence of more niche plays on Build-to-Rent single family residential. Wenger will also address lesser known means of creating alpha through GP co-investing, a methodology wherein investors can obtain asymmetric returns by selectively supplementing a real estate developers’ balance sheet Speaker bio:  Christian Wenger is CEO and Managing Principal of Clairmont Capital Group and is Chairman of the Investment Committee. Mr. Wenger has over 15 years of experience executing investments in real estate (most notably spending the past 8 years focused solely on sourcing, structuring and executing GP co-investment opportunities for his current and prior Funds) and publicly traded securities and has sourced and negotiated more than $1.85 billion in structured capital for owners and operators throughout the United States and abroad. Mr. Wenger is also a Principal of a Los Angeles-based real estate company focusing on entitlement and development of Small Lot Subdivisions and multifamily communities in Southern California. In that capacity, he has overseen over $115 million worth of successful acquisition and development initiatives.   Prior to Founding Clairmont Capital Group, Mr. Wenger Co-Founded and served as President and Investment Committee member of Township Capital and portfolio managed thirty-seven (37) GP equity co-investments across four (4) investment vehicles with approximately $2.5 Billon of notional real estate exposure and fourteen (14) unique operator partnerships. Prior to that, Mr. Wenger held senior positions within the Private Wealth Management divisions of JPMorgan, Merrill Lynch and Jefferies & Co. Mr. Wenger received a Bachelor of Arts degree in Economics from the University of California, Los Angeles,   He currently resides in Bel Air, California, is a member of Young Presidents Organization (YPO), and, as an Eagle Scout, maintains active involvement with the Boy Scouts of America organization. We will investigate the evolution of the emerging market debt and equity universe and look at these markets in terms of risk and reward. Gone are the days when it was a simple matter of choosing “Latin America” over “Asia,” or “Central Europe” over “Africa.” The idiosyncrasies of the emerging markets have heightened the importance of understanding the difference between Uruguay and Paraguay, between rupees and rials, and between emerging and frontier markets. Looking beyond the BRICS you will find the emerging markets are enriched by overlooked and budding economies.
