Steve Card, Panelist
Steve Card began his career in commercial real estate in 1995 where he quickly propelled himself as one of Southern California’s most successful tenant advocates. Solely representing tenants in office, flex and industrial properties, Steve has completed assignments across the country and possesses a well-rounded understanding of every component of lease and sale transactions. Over the course of his quarter-decade career, Steven has successfully completed over 1,000 transactions totaling nearly 12 million square feet with a total value in excess of $1.2 billion.
Steve was awarded ‘Broker of the Year’ by The Irvine Company for over 20 years. He is also a member of Orange County’s Association of Legal Administrators, a board member and president of Project Youth OCBF, and member of the USC Alumni Association.
David Hammer, Panelist
Mr. Hammer is a managing director in the Newport Beach office and leads municipal bond portfolio management, with oversight of the firm's municipal investment grade, high yield, taxable, and separately managed accounts. He is the lead portfolio manager on PIMCO's municipal bond fund complex, including investment grade, high yield, state-specific, closed-end funds, and interval fund. Prior to rejoining PIMCO in 2015, he was a managing director at Morgan Stanley, where he was head of municipal trading, risk management, and research. He has 23 years of investment experience and holds an undergraduate degree from Syracuse University.
Jon Gould, Panelist
Dean Gould is a distinguished scholar in justice policy, social change and government reform who has held key positions in the U.S. Department of Justice and the National Science Foundation.
Ben Phillips, Moderator
Mr. Phillips is a senior vice president and head of alternative sales, based in the Newport Beach office. He is responsible for relationship management and business development with financial intermediaries serving the wealth management marketplace across PIMCO’s alternative strategies. Prior to joining PIMCO in 2024 as a family office specialist, he was managing partner and chief investment strategist at a multi-family office, Savoie Capital. Previously, he was chief investment officer at EventShares, and he has also held senior portfolio management roles at Goldman Sachs Asset Management, Providence Equity Partners, and Lord Abbett. He has 18 years of investment experience and holds an MBA with a concentration in finance and an undergraduate degree in business from the University of Missouri. He is a CFA charterholder.
